ShoreLINE is an excellent example of paving the way for healthier cities and San Diegans by repurposing park and ride locations to provide much-needed relief to our region’s housing crisis. Located along the southern bank of the Alvarado Creek in San Diego’s Mission Valley, ShoreLINE is a 126-unit Tax-Credit financed workforce housing development. While the site sounds romantic, it is also directly adjacent to an impressive overhead viaduct of the San Diego Trolley and a major freeway. The project’s design directly acknowledges this unusual setting. Two building wings orient to the City’s north/south urban grid, while two others twist and inflect in response to the natural bends of the nearby waterway – giving the building a dual personality.

A mix of One-, Two-, and Three-bedroom units in five levels of wood-framing stack above a two-level concrete parking podium that burrows into the sloping site. The wings of the building embrace a generously landscaped interior courtyard where a play area, outdoor fireplace, and shared barbeque are located. A large commons room hosting a kitchen and a second fireplace offers residents a ground-level gathering spot. This room is expanded further by the addition of a furnished terrace overlooking the present creek and future park. Property management, resident support offices, a computer lounge, and a conference room are positioned near the welcoming entry.

ShoreLINE is about making homes, not housing – providing residents a safe, affordable, and comfortable living environment. Proximate to transit, near to jobs, schools, and recreation – this is intelligent residential development that connects people to place.
