Opportunity: Create a sustainable apartment complex for Seniors on a narrow sliver of land near the bay in Downtown San Diego’s Little Italy District.
Design Strategy:
• Design an 8-story affordable mid-rise apartment building on a challenging sliver of land donated by San Diego County adjacent to a county parking garage.
• 64 units for Seniors; annual household income of 30% to 60 % of the area median income, currently $31,250 to $62,460 (two-person household), and $27,300 to $54,660 (one-person household).
• Include 6 Studios (561 SF); 24 junior one-bedroom units (561 SF); 31 one-bedroom units (630 SF); 3 two-bedroom units (918 SF).
• Monthly rents range from $683-$1,756 depending on income and SF.
• The project is designed to accommodate a future market rate residential tower.
• In keeping with the guiding principles of the Downtown Community Plan, our team worked to create a development that contributes to the area’s vitality and allows residents to live close to work, transit and culture.
• The project is located within easy walking distance to the train, trolley, waterfront park and Little Italy’s famous shopping and dining venues.
• Capture views of the bay from the community room and deck on Level 8.
