JACARANDA ON 9TH delivers 88 high-quality apartment homes to the historic Cortez Hill neighborhood of Downtown San Diego. Developed on a compact 0.4-acre site, the five-story development offers one- and two-bedroom units.

Architecturally, the building is designed to fit between a more intimate neighborhood and the surrounding downtown environment. Its form breaks up building masses through angled wall planes, creating visual interest, rhythm, and balance. A teal corner tower serves as a prominent signpost, while a gray tower and its window pattern reflect the aesthetic of neighboring buildings, helping the project remain respectful to its context.

To support density and access to the outdoors, the design incorporates open-ended corridors and open stairways. A south-facing courtyard offers residents abundant sunlight and a welcoming outdoor space, while a community room overlooking the courtyard provides a gathering place with direct outdoor access. Additional amenities include computer lab, meeting room, children’s play area, barbeques, bike storage room, leasing office, and laundry facilities.

The development includes 14 Permanent Supportive Housing (PSH) units. It also offers 87 project-based vouchers administered through the San Diego Housing Commission.
