Citrus Villas pays homage to Chula Vista’s vibrant history as the “Lemon Capital of The West.” Designed to serve as a repeatable model, this housing community features 58 affordable apartments tailored for low-income and at-risk seniors aged 55 and above. The building offers a variety of living options, including fully-appointed studios and spacious one-bedroom apartments.

Residents of Citrus Villas benefit from a variety of amenities, including a commons room complete with a full kitchen, a cozy reading room, and an exercise studio to promote health and wellness. Outdoors, two beautifully landscaped garden-level terraces provide tranquil spots for relaxation, while a furnished sky-deck offers bay views and a peaceful retreat.

The architecture of Citrus Villas harmoniously integrates with its surroundings, enlivening the Third Avenue sidewalk near Chula Vista’s historic downtown. Large storefronts and a playful mural activate the pedestrian realm, while retro inspired signage nods to the nearby 50’s era apartments. Colors and decorative details acknowledge Chula Vista’s unique bi-national heritage, celebrating the community’s cultural roots.

Rooftop solar panels, low E glazing, high efficiency HVAC equipment and Energy Star appliances are insuring sustainability and responsible resource use. All planting is drought tolerant and irrigated using the most water-wise systems.
