Design for Integration: The building was built to put people first. Rather than letting efficiency or proforma drive the design, the development focused on livability—bringing light, air, and outdoor space into every unit. On a tight 5,000 SF site, the project is broken apart into individual towers to create private patios, natural ventilation, and moments of openness—replacing long corridors with spaces that feel alive.
Design for Community: The building being porous, allows it to breathe and remain open and inviting. Tenants can view out to the city and passersby can see into the building & common areas. Tenants can adjust their level of privacy with black out curtains or exterior sheer curtains for their private patios. The voids created by the overall parti / design bring in light and air—they frame views out to the city, bay, mountains, Mexico & beyond. Circulation is open to the elements, staying naturally cool and filled with daylight, eliminating the need for conditioned hallways while creating constantly shifting light and shadow play / patterns.
Design for Resources: The project was intentional about where and how materials were sourced. All masonry units were manufactured locally, just 11 miles from the site, using solar-powered production, recycled materials, and low-carbon processes. All leftover or damaged blocks are returned and reused to make new block—closing the loop on material waste.

A masterpiece!
I recently had a walk through of this building. The staff onsite were knowledgeable and friendly. The building itself was beautiful, with a feeling of being clean and airy. I love the playful mix of industrial and chic, while still modern and warm with a spinkle of bohemian. Absolutely stunning!
