Francis Calete is the first building that is part of a housing brand with a series of multifamily rental developments located in Tijuana, Mexico. Developed by Walden, part of Ikigai Holdings, which has a proven track record in real estate across New York, Mexico City, and Tijuana, the project aims to meet the growing demand for high-quality, professionally managed rental properties. With a strategic location, an
innovative housing concept, and a focus on both long term and flexible living arrangements, Francis is designed to attract both local and cross-border tenants.
Developing one of Mexico’s first multifamily buildings was a challenging endeavor. Over a two-year period, we meticulously crafted the legal and financial framework necessary to ensure the success of Francis. This was followed by an additional two years m dedicated to the construction of Francis Calete. Through a new spatial logic, Francis reduces the average unit size while enhancing livability—offering functional, aesthetic, and accessible homes where every square meter is optimized with intention. Despite introducing new typologies and a distinct unit mix compared to the typical developments in Tijuana, our role as general contractor allowed us to navigate the construction phase without major setbacks.
Francis Calete is also on track to become the first building in Mexico to receive Fitwel certification—an international standard that assesses how the built environment supports resident health and well-being. This commitment is evident in its common areas, including the rooftop, lounge kitchen, and interior gardens, which were conceived to foster healthy routines and encourage community interaction.
With a sober, clean, and honest architectural language, Francis Calete is more than just a building—it’s a vision of what the future of urban living in Mexico can be.
