The Theatre District Living & Learning Neighborhood at UC San Diego transforms a 10-acre asphalt parking lot into a vibrant campus gateway that exemplifies placemaking for contemporary student life. This dynamic new neighborhood addresses student isolation and anxiety through thoughtful design that fosters connection, well-being, and academic success.

At its core is “The Ramble,” a restored ecological corridor that follows historic drainage patterns and links five residential towers with classrooms, retail, and conference space. Each tower’s entrance opens directly onto this green spine, creating “see and be seen” moments that strengthen community. Students and visitors alike experience nested belonging through shared interactions among accessible outdoor gathering spaces. A meditation pavilion and tea house nestled into this landscape inspire tranquil moments in nature and opportunities for respite and intimate conversations.

Anticipating LEED Platinum certification, sustainability is integral to the design with naturally ventilated rooms reducing energy use, while computational modeling carves the building forms for solar control and leverages ocean breezes. The towers’ exterior earth-toned materials reflect La Jolla’s coastal cliffs and interior finishes reference the site’s historic eucalyptus grove. Native landscaping restores biodiversity and bioswales naturally filter and retain rainwater onsite.

The neighborhood engages the broader San Diego community with a welcoming plaza adjacent to the La Jolla Playhouse. Subterranean parking maximizes public open space and provides access for theater patrons and visitors to the new dining and retail spaces activating the public realm, demonstrating how integrated academic, residential, and civic design can shape a more connected, resilient future.
